Project Overview

Blossom Street is a landmark commercial redevelopment in the heart of London, designed to deliver a modern, sustainable workplace that prioritises wellbeing, flexibility, and long-term adaptability. From the outset, British Land set a clear ambition: create a digitally enabled building that could seamlessly integrate lighting, energy data, and operational insights into a wider smart-building ecosystem.

zencontrol was selected to deliver a future-ready lighting control solution that not only met today’s performance and sustainability targets, but also provided the intelligence and connectivity required for a truly smart building.

The Solution

A fully addressable DALI-2 lighting control system was implemented across the building, controlling all luminaires, sensors, relays, and switches. The solution delivers granular control of lighting scenes, automated scheduling, occupancy-based operation, and comprehensive emergency-lighting monitoring and testing.

At the core of the system, zencontrol application controllers integrate the DALI-2 network into British Land’s digital-building platform. Lighting status, sensor data, energy information, and emergency-test results are exposed via BACnet/IP and MQTT, enabling every device to be tagged, visualised, and centrally managed within the client’s smart-building ecosystem.
