Project Overview

Located in the heart of Edinburgh within the New Waverly Development, Edinburgh New Street offers over 200,000 square feet of Grade A office space spread across two interlinked buildings. The project was designed to provide a modern, energy-efficient, and flexible workplace environment that meets the expectations of today’s occupiers.

In partnership with Michael Nugent Ltd, zencontrol installed a fully addressable DALI-2 lighting control system throughout both buildings, delivering intelligent automation, seamless system integration, and a future-ready lighting infrastructure.

Addressing the Challenges

Edinburgh New Street presented a unique set of challenges. With two interconnected buildings, the lighting system needed to deliver consistent control across multiple floors and zones while remaining simple to operate and maintain.
The client required a solution that would:

  • Provide full addressable DALI-2 control across all office spaces
  • Integrate with the building management system for real-time monitoring
  • Offer easy management of emergency lighting compliance
  • Support flexible reconfiguration and future expansion

Intelligent DALI-2 Solution

zencontrol implemented a comprehensive DALI-2 system throughout the development, including Application Controllers, LCMs, relays, PIR sensors, switch interfaces, and scene sets. Together, these devices create a fully addressable and responsive lighting environment tailored to the building’s operational needs.

A key feature of the installation is the intuitive graphical user interface (GUI), which allows facility managers to schedule emergency lighting tests, monitor system performance, and access detailed reports. System adjustments can be made in real time, simplifying day-to-day operation and ensuring compliance across both buildings.

Seamless BMS Integration

To create a connected and intelligent workplace, the zencontrol system fully integrates with the building management system using BACnet over IP. This enables the sharing of vital data such as occupancy status and DALI fault monitoring, giving operators enhanced insight and control over the lighting infrastructure.

The integration supports proactive management, allowing faults or issues to be addressed quickly, while helping to optimise energy usage across the entire development.

Advanced Emergency Lighting

zencontrol also supplied emergency lighting products from the industry-leading Ektor range, incorporating smart charging, soft charging, and LiFePO4 battery technologies. These innovations improve reliability, extend battery life, and reduce maintenance requirements.

By combining advanced emergency lighting with the DALI-2 control system, Edinburgh New Street benefits from a safe, compliant, and high-performance lighting infrastructure that meets modern operational demands.
